When is the Best Time to Sell Your Home?

THE BEST TIME TO SELL YOUR HOME

In the world of Real Estate, it is sometimes hard to know when the right time comes around to either buy or sell. So far, 2017 is proving to be one of the best years to sell your home EVER!

According to industry data, the Lehigh Valley currently has a record low number of homes for sale, creating a higher demand than ever. In2017 is the BEST time to sell your home! 2017, there have been 1,964 homes listed for sale compared to the same time in 2016 when 3,470 were listed. Those figures represent a whopping 43.4% decrease in listings. For sellers, this shortage means homes that go on the market will likely sell faster AND for more money.

SELLING YOUR HOME WITH DLP REALTY

Homeowners in the Lehigh Valley can further maximize the opportunity of current market conditions by working with DLP Realty.

“At DLP Realty, it’s
always a great time to sell,” says Jonathan Campbell, DLP Realty Sales Manager. “Through programs like the Guaranteed Sale Program, we can offer a unique and innovative way to ensure that our clients’ homes get sold in any season.”

Here are some amazing year-to-date stats about DLP Realty’s performance…

2017 REAL ESTATE SELLING STATS

  • Our home sales have had a 99.5% list price to sales price ratio. Other local real estate agencies are averaging 96.7%.
  • The homes that are listed with DLP are, on average, selling within 34 days. The average listing with other companies sits on the market for 59 days.
  • While other real estate agents in the Lehigh Valley have averaged 3 home sales so far in 2017, DLP Agents have sold 14 homes on average.
  • In the current market, DLP has 1 in 9 homes for sale.

“Exclusive DLP ‘Coming Soon’ listings are creating such a buzz in the marketplace that we are able to get our seller’s full asking price. It’s going to be a very exciting next couple of months with a lot of smiling faces. Guaranteed,” says Campbell.

The Do’s and Don’ts of Hosting an Open House

By: Carolyn Smith

Thinking about hosting an Open House in your home?  There are a few things you should know before you have your agent put out signs, buy balloons and bake cookies.  Here are the Do’s and Don’ts for hosting an Open House:

Do, remove all vehicles from your driveway.  Think of your potential buyers as house guests and let them have the most valued spot in your driveway.

Don’t, use air fresheners.   Synthetic odors can cause allergic reactions for some people.  Instead bake some chocolate chip cookies or simmer some spices on your stovetop.  Better yet, open your windows, to let the fresh air in.

Do, open all drapes, blinds, curtains, and turn on lights.  Bright fresh light will give your home a warm and cozy feeling.

Don’t, leave pets behind.  Take your pets out of the house during your Open House.  As cute and cuddly as they may be,  they could be a big distraction.

Do, hide or remove your valuables, medications, and personal items from your home.

Don’t, forget to spread the word!  Marketing should be done by your agent, however spreading the word through social media, or email could reach more people and potential buyers.

Do, set out documents pertaining to the house including, repair invoices, warranties, inspection reports, or blueprints for additions or improvements.

Don’t, stick around.  Let your agent host your Open House.  This will keep you from shadowing potential buyers

Do, make your home spotless.  Clean, de-clutter, and make updates before your Open House.

Our agents are ready and willing to help you sell your home, by hosting an Open House or by providing helpful advice.  Give us a call today to get your home sold!
