This week, DLP Realty unveiled a roadside sign in front of its newest location in the DLP North Building in Smithfield Township, PA. The office building, located at 529 Seven Bridges Road (right on Route 209), is a beautiful three-story stone structure that is now home to DLP Realty’s Pocono real estate team, as well as DLP Realty’s affiliated companies — DLP Builders, DLP Capital Advisors, and Direct Lending Partner. This move marks the aggressive focus of DLP Realty to become the premium real estate brokerage in the Pocono market. DLP Realty expects to sell more than 200 homes in the Pocono market this year, and is representing DLP Builders’ brand new subdivision, Mountain Hollow Estates, a 139 unit townhome development in Stroud Township.

DLP Realty’s Commercial Division is handling the leasing of the remainder of the building, with several brand new office spaces available for rent, many of which have a streamside view.

Also available for rent are Executive Suites and office spaces across from DLP North at the DLP Professional Building. The DLP Professional Building is the premier Class A Office Building in the Stroudsburg area with over 80,000 square feet. The Thousand is a section within that report summarizing the top 1,000 producing real estate teams based on their number of closed transaction sides. This year the Lehigh Valley’s very own DLP Realty is #15 on that list, up 10 places from last year, with 676 closed transaction sides! Not only did the DLP Realty team beat out every other real estate team in the area, we were the highest ranked team in the Tri-State Area.

Price vs. Location

Price vs. Location

Location has long been touted by housing experts as the most important factor when it comes to selling your home. While location may have the most effect on value, PRICE is the most important factor controlling the sale of real estate. Anything will sell any time. How long it will take depends upon the price.

Think about it this way – A classic car collector is looking to add a 1963 Corvette to his collection. He finds one for sale, in mint condition, the only problem is the price. The owner is asking $150,000. Having extensively researched 1963 Corvettes, the collector knows that particular model is only worth about $95,000. If the price was $100,000 or even $110,000, the collector would have driven over there with his checkbook and driven home a 1963 Corvette. What is stopping him from making an offer?

When someone sees a price that is considerably higher than the actual value, it makes them think either…

  1. The seller is difficult to deal with
  2. The seller is out of touch with reality
  3. The seller is fishing for a fool that will substantially overpay

Most sellers think that it is necessary to “leave a little wiggle room” in the price. They do this in order to avoid “low-ball” prices from buyers. This notion is wrong.

Buyers will pay fair market value for a house. If sellers price their property correctly, buyers will often know immediately because, just like in the Corvette example, they have spent a lot of time searching for and researching homes. Buyers can tell when a property is overpriced. Most buyers will not even go look at an overpriced property for reasons 1-3 stated above.

This is where a professional REALTOR comes into the picture. The right way to price your property is to have a REALTOR prepare a Comparative Market Analysis on your property. This involves finding recent sales of similar properties and adjusting for any differences in order to determine the current market value of your home. Once the current market value has been determined, you should have your REALTOR set the asking price no more than 3-5% higher.

If you do this, your property will sell quickly, for a price equal to or exactly what your home is worth, or higher! Buyers as a general rule DO NOT make “low-ball” offers. While there are some rare occasions when that happens, the vast majority of offers are 5% or less below asking price.

It’s official: The first annual Dream Live Prosper 5k was a success!!

DLP Realty proudly held the first annual Dream Live Prosper 5k/1-mile Fun Run on April 12, 2014 at ArtsQuest’s Steel Stacks in Bethlehem. The race began at noon and looped through beautiful downtown Bethlehem. In addition, the event featured entertainment provided by B104, race sponsors, and local health/fitness vendors.

Thanks to the generosity of our sponsors, participants, and DLP Staff, we were able to provide a substantial donation to the Children’s Hospital at the Lehigh Valley Health Network. We could not have done it without you!

DLP to host first annual Dream Live Prosper 5k

DLP Realty is gearing up to host our first annual Dream Live Prosper 5k Run/Walk. The race will be held April 12, 2014 at SteelStacks in downtown Bethlehem. All proceeds from this event benefit the Children’s Hospital at Lehigh Valley Hospital. The event is family friendly and will have a ton of kid-centered activities.
